Do you charge travel within Monmouth County?
No. The whole county is included, along with Ocean, Middlesex and Somerset. That is a deliberate choice rather than an oversight, since most photographers charge from the first mile.
Are you actually based in Monmouth County?
Yes, in Manalapan. Most of the county is inside half an hour, which is why there is no travel fee and why short notice bookings are often possible here when they are not elsewhere.
What makes photographing Monmouth County property different?
Lot size, mainly. A great deal of the housing here sits on land rather than on a street, particularly in Colts Neck, Millstone, Holmdel and Marlboro, and a property on two acres has to be photographed as a setting rather than as a building.
Do you photograph the wooded lots in Colts Neck and Millstone?
Yes, and they are the hardest properties in the county to do well. Heavy tree cover means dappled light across the front of a house and dark interiors at the same time, which is a lighting problem rather than a camera one.
How do shore properties differ from inland ones?
Light and timing. Houses in Sea Girt, Spring Lake, Deal and Rumson get strong reflected light off open water and sky, which is beautiful for an hour and difficult for the rest of the day. Those shoots get scheduled around the light rather than around the diary.
Do you photograph the higher end market in Rumson and Colts Neck?
Yes. Those listings usually need the full package rather than the entry tier, because the properties are larger, the grounds matter, and the buyer expects the marketing to match the price.
Can you photograph condos and townhouses as well as houses?
Yes, and there are a great many across Freehold, Manalapan, Marlboro and Tinton Falls. Smaller spaces are harder to photograph than large ones, so the work is the same even where the price tier is lower.
Do you work with real estate agents in the county?
