How long does it take you to reach the Ocean County shore?
Around forty minutes to Toms River and a little over an hour to the far end of Long Beach Island, which is why same week bookings are usually possible even in summer.
Do you photograph houses that are rented out over the summer?
Yes, and it is a large part of the work here. One set of photographs serves the rental listing and a future sale, since the licence has no expiry.
When is the best time of year to photograph a shore property?
Late spring, before the season starts and while the landscaping still looks fresh. Autumn works well too. Deep summer is harder only because the houses are occupied.
Should a rental property be photographed empty or made up?
Made up, always. Beds dressed, towels out, the deck set as a guest would find it. An empty room tells somebody nothing about whether they want to spend a week in it.
Do you photograph the beach itself as part of a listing?
Yes, and the walk to it. That short stretch between the front door and the sand is what a family is really buying a week of, so it is worth a frame of its own.

Yes. On a lagoon or bayfront property the water access is often the largest part of the value, so it gets covered properly rather than as an afterthought.
